What is Completion? A Guide for First-Time Buyers

Buying your first home is an exciting step, but the legal process can feel unfamiliar. One of the most important milestones you will reach is completion. Understanding what this means, and what happens on the day, can help you feel more prepared and in control.

What does completion mean?

Completion is the point at which the purchase of your property is finalised. It is the day when the money is transferred from your solicitor to the seller’s solicitor, and ownership of the property legally passes to you.

In simple terms: completion is the day you become the owner of your new home.

What happens on completion day?

Completion is largely handled behind the scenes by your conveyancer or solicitor, but there are several key steps involved:

  • Your solicitor sends the remaining purchase funds to the seller’s solicitor
  • The seller’s solicitor confirms receipt of the money
  • The estate agent is authorised to release the keys to you
  • You can move into your new property

This process typically takes place during normal banking hours, and confirmation can arrive at any time from late morning to mid-afternoon.

When do I get the keys?

You will usually be able to collect the keys from the estate agent once the seller’s solicitor confirms that the funds have been received.

It is important to wait for confirmation before making firm moving arrangements on the day itself, as completion times can vary.

What do I need to do before completion?

Your solicitor will guide you through the preparation, but generally you will need to:

  • Sign all required legal documents in advance
  • Transfer your deposit and any remaining balance in good time
  • Arrange buildings insurance to start from the day of completion
  • Confirm your moving arrangements

Ensuring everything is in place ahead of time helps avoid unnecessary delays.

What happens after completion?

Although completion marks the end of the purchase process from your perspective, your solicitor still has some work to do. This includes:

  • Paying any Stamp Duty due
  • Registering your ownership with HM Land Registry
  • Sending you confirmation once registration is complete
