Buying off-plan means purchasing a property before construction is complete and using the architectural plans and designs to inform your decision rather than a show home or existing property. The BBC commissioned the article due to several Leeds based buyers who paid significant deposits to property developers, only to be left thousands of pounds out of pocket. This was because the homes were valued by the mortgage lenders at less than the buyers and developer had agreed, and lenders refused to give them the funds.

 

This highlights the importance of having robust legal protection and independent advice from the very beginning of a property purchase—particularly when the building hasn’t yet begun.

 

Why you should get a valuation even if you are buying a property that isn’t built

It is key for buyers to obtain an independent valuation when buying a property, especially if it’s off-plan. While the home may not yet exist physically, a valuation based on the proposed specifications, location, and market conditions can provide a realistic sense of what the property is actually worth.

 

“Too often, buyers assume the price quoted by the developer reflects true market value. A valuation helps prevent overpaying and can alert buyers to any red flags early on,” Sarah told the BBC.

 

A valuation doesn’t just apply to someone who is funding their house purchase with a mortgage, even cash buyers should have a valuation. An independent valuation can also guide your investment choices and protect you from financial loss if things don’t go to plan. You wouldn’t buy a car without an MOT, and you shouldn’t agree to buy a house without a valuation.
