The fees cover only the legal costs and don't include third-party expenses ("disbursements") or any applicable taxes. Disbursements cover items such as conveyancing searches and registration fees and will vary depending on your circumstances and the type of transaction. Stamp Duty Land Tax (SDLT) (payable to HMRC) may also be payable in addition to your legal costs and disbursements. Our conveyancing services are "fixed-fee", meaning we do not charge based on the time it takes us to do the work, i.e. it is not charged at an hourly rate. On occasion, additional charges will arise, but these will also be a fixed price. Our residential conveyancing team will advise you of any extra charges that may apply when providing you with a tailored quote.
All pricing information on our website and any time estimates given are based on the below assumptions:-
- Your transaction will be standard, with no unforeseen circumstances including (but not limited to), for example:
- A defect in the title that needs remedying before completion
- The preparation of additional documents ancillary to the main transaction.
- (For a leasehold property) This is the assignment of an existing lease and does not constitute the grant of a new lease.
- The transaction is concluded in a timely manner, and no unforeseen complications arise.
- All parties involved in the transaction are cooperative, and there is no unreasonable delay from third parties providing documentation.
- No conveyancing indemnity insurance policies are required. Additional disbursements may be needed if indemnity policies are necessary.
