• Landlord and tenant work (for either landlord or tenant) – agreement for leases, leases, licence for alterations, rent deposit deeds, tenancies at will
• Advising on title documents at HM Land Registry
• Refinance and secured lending, banking finance
• Dealing with post completion duties following conclusion of a transaction, including registration at HM Land Registry, Companies House and Stamp Duty Land Tax at HMRC.

Ryan has a pragmatic approach paired with a friendly nature. He believes that communication is key and prefers to pick up the phone instead of sending email correspondence. In his experience this really does help to speed up transactions.

Ryan has an acute eye for detail to ensure no finer points are missed on review of the legal documentation in his transactions. He has developed a good skill of having important dialogue early on in a deal with his clients, to understand the pinch points in a deal and which ones mean the most to his client, to ensure the negotiation on the documents is pertinent.

EXPERIENCE

The team act for a large developer who has an ongoing portfolio of over 100 sites with Starbucks, Greggs, Tesco, KFC, and various EV charger operators. Ryan acted on a site in Stoke exchanging on an acquisition of bare freehold land, conditional on planning permission for a drive thru development for three units, negotiating with Starbucks, Pure Gym and Greggs and achieving simultaneous exchange on the purchase and all three agreements for 15-year leases.

The client will develop the site and then sell the investment either post development or on a forward sale basis. Ryan also advised on the appointment and construction warranties from the contractor and professional team. This case is a great example how Ryan can dovetail transactions to achieve simultaneous legal document exchanges with the seller and three tenants.

Ryan has acted for Lidl Great Britain Limited acting across 9 different sites, including advising on their infrastructure, such as completing substation Leases, section 106, 278 and 38 Agreements, and strategic advice throughout the development to ensure the store opening date deadlines are met.
